Job Description
We are seeking a Corporate Real Estate Financial Analyst or Sr. Analyst to play an important role in the Corporate Finance department of a global Fortune 500 company. This position will be a part of the Real Estate Finance team under AECOM’s Global Real Estate Services (GRES) organization, which is responsible for portfolio management and reporting, transaction management, construction management, and general real estate processes and policy for approximately 7 million square feet of mostly leased office space across the globe. Reporting to the Director – Corporate Real Estate Finance, the successful candidate will be a key contributor in managing AECOM’s Real Estate portfolio totaling over $300MM per year and annual capital plan associated with managing AECOM’s world class facilities.
This position offers flexibility for hybrid work schedules to include both in-office presence and virtual/telecommute work and can be based from a variety of locations in the US.
Position responsibilities to include:
Support annual and long-range portfolio planning for all geographies / business units
Manage annual capital planning, forecasting, and reporting processes
Prepare deliverables for executives in both Excel and PowerPoint for various purposes, including monthly / quarterly variance analyses, identification of risks and opportunities, and cash forecasting
Collaborate with internal customers (i.e. transaction managers, project managers, tax, treasury, and FP&A) to establish and maintain metrics for cost savings, post M&A integration-related activities, portfolio performance, and management reporting
Perform ad-hoc strategic and financial analyses and research assignments related to corporate finance and real estate special projects
Successful candidate will have continuous process improvement mindset, and would be empowered to drive efficiencies through change
Qualifications
Minimum Requirements
For Analyst:
- Bachelor’s degree in finance, accounting, business administration, economics or similar, plus at least 2 years of relevant experience or demonstrated equivalency of experience and/or education
For Sr. Analyst:
- Bachelor’s degree in finance, accounting, business administration, economics or similar, plus at least 4 years of relevant experience or demonstrated equivalency of experience and/or education
As well as:
Solid understanding of key financial concepts, including time value of money, IRR, NPV, and ROI; ability to apply this knowledge to complex transaction modeling of fully integrated financial statements
Demonstrated high proficiency in Excel and PowerPoint; experience with complex spreadsheets
Strong quantitative and analytical skills and the ability to interpret financial data, including financial statement analysis
Ability to synthesize and analyze large amounts of data and communicate relevant findings
Experience with dashboard/scorecard building
Preferred Qualifications:
Demonstrated analytical approach to problem solving with a high attention to detail
Ability to work in a fast-paced environment with a sense of urgency
Proactive and goal-oriented, with the ability to work independently
Strong organizational skills – ability to handle multiple tasks simultaneously
Consultative, service-oriented mindset
Outstanding oral communication, written, and presentation skills
Experience withTM1 / Cognos Workplace, or other business intelligence tools a plus
Experience in finance, accounting, real estate, investment banking, consulting, or strategic planning.
Experience with real estate finance or capital planning

Offered compensation will be based on location and individual qualifications. The expected range is $80,000.00 - $110,000.00.
