Job Summary

AECOM Capital Real Estate is an SEC registered investment advisor and institutional investment manager established to focus on large scale, institutional quality commercial real estate projects in U.S. markets. AECOM Capital Real Estate brings a unique skill set inclusive of construction, engineering, and design, as well as institutional investment management across both debt and equity strategies spanning several decades. AECOM Capital’s primary investment objective is to invest in build-to-core Co-GP equity investment opportunities for development or value-add repositioning of high-quality commercial real estate assets. The platform provides joint venture equity alongside high quality development partners, primarily targeting “build-to-core” investments in the top 25 U.S. markets across all property types, including multifamily, mixed-use, office, hospitality, industrial, and student housing.

From its inception in 2013 AECOM Capital has committed over $250 million of capital across 18 investments totaling over $4 billion in capitalization and 11 million gross square feet of developed real estate spanning New York City, Jersey City, Washington, D.C., Houston, San Francisco, Los Angeles, San Diego, Denver, Nashville, Miami, and Menlo Park. AECOM has recently closed on a new $500M Co-GP Fund investing in an additional $5 billion of total assets.

Responsibilities

Reporting to the Managing Director, the Vice President will source, underwrite and execute acquisitions across the United States in accordance with AECOM Capital’s investment strategy. Acquisitions objectives include both direct investments and joint venture investments with local operating partners. Responsibilities include:

  • Provide oversight of all acquisitions due diligence through closing, including underwriting, modeling, structuring, negotiation of terms, and capitalization.

  • Assist in the development of the acquisitions team to support the firm’s objectives and mentor junior team members.

  • Cultivate new relationships with sellers, brokers, developers, and capital partners to source transactions, structure partnership agreements, and capitalize investment opportunities.

  • Seek new transactions and strategically work with a variety of sources to identify opportunities and new markets.

  • Assist in the preparation of fund offering materials, including investor presentations, private placement memoranda, due diligence questionnaires, and presentation of acquisition proposals to senior leadership.

  • Assist in the preparation of quarterly investor letters and coordination of all quarterly and annual fund investor reporting materials. Inclusive of updates regarding new investments, divestitures, and major leasing activities.

  • Help coordinate fund raising activities and supervise team members processing investor materials.

  • Conduct competitive market research.

  • Work with senior management and finance and teams to underwrite, present for approval,

  • diligence and close transactions.

  • Formulate, critique, and execute comprehensive business plans for each asset to maximize value. Develop and execute approved leasing and capital plans.

  • Identify market trends and develop capital plans to transform under-performing assets into properties that are attractive to tenants and investors.

  • Oversee development of annual capital and operating budgets for assets and present asset performance to senior management on a quarterly basis.

  • Provide effective risk management adherence in-line with the firm’s risk and compliance objectives and measures framework.

  • Maintain oversight over development workstreams. Provide coordination between the Design and Construction team and the Investment team. Lead development workstreams where applicable.

  • Monitor assets for compliance with financial covenants. Provide recommendations for refinancing or recapitalization. Lead marketing process and closing activities.

Minimum Requirements

  • Eight years or more experience in sourcing, structuring and investing in across product types as well as in ground up development of real estate.

  • Six years of leadership experience.

  • Bachelor’s degree from a four-year university or college and/or further qualification within the real estate industry; a degree in Real Estate or Finance or a related field of study.

Preferred Qualifications

Along with superior communications and deal structuring skills, qualified Vice Presidents should also be comfortable with risk management and asset management. As both a leader and team player, this person should have a strategic approach to the market and a tactical sense of guiding the team in assessing opportunities. Finally, this person should possess strong commercial acumen, display sound investment judgment, and convey credibility both inside the firm and to market participants. Additional qualifications include:

  • Team management and leadership experience, and ability to act as a player-coach, providing mentorship to junior team members.

  • Established relationships in the real estate community to advance deal sourcing (i.e. brokers, prospective operating partners).

  • Excellent track record in real estate acquisitions sourcing and closing (including joint venture deals).

  • Strong presentation and communication skills.

  • Strong working knowledge of primary US investment markets and product types.

  • The successful candidate will have a collaborative personality and must be able to thrive within a small team atmosphere.

  • The Vice President must be prepared for moderate travel.

  • 12 or more years of relevant experience.

  • MBA or a related field of study.
