AECOM is seeking a Contract Coordinator to support our operations & maintenance team in Richmond, VA!
- Typical work schedule is Monday – Friday, 7:00am – 3:30pm; hours may vary based on business demand.
The ideal candidate demonstrates strong knowledge of construction processes and materials and the ability to multi-task project assignments, manage contractors throughout all project phases, and communicate effectively both verbally and in writing.
Responsibilities include but are not limited to: managing building maintenance and construction project scopes of work; scheduling, work procedures, cost control, monitoring staffing levels, monitoring and implementation of safety procedures, and project conformance to Federal, State, and Local building codes.
Serves as project manager on construction project improvements and renovations of laboratories and office/building systems.
Provides management and direction for all subcontractor work and provides direct interface with subcontractors in day to day activities.
Prepares and reviews plans, specifications, drawings, and schedules to determine work phases and work priorities.
Coordinates all project phases between client, architect, engineers, facility resources, and outside contractors to accomplish desired results in an economic and timely manner.
Conducts follow-up on cost, budgets, job control, material, tools and related items that pertains to projects.
Ensures all construction is in compliance with design specifications, completed on schedule, adheres to budget, meets accounting requirements and is built to quality standards.
Compiles and presents reports regarding schedule progress, cost analysis, and forecast.
Reviews project costs including equipment, installation, labor and materials, and other related costs.
Understands company policies and enforces safety regulations such as lockout/tagout, confined space, fall protection, and wearing proper PPE as required.
Demonstrates attention to detail, good comprehensive and analytical skills, and excellent organizational skills.
Maintains a strict schedule in order to be successful in the assignment, yet demonstrates flexibility in the day-to-day activities and scheduling for the benefit of the client.
Performs administrative tasks such as developing work plans and standard operating procedures (SOPs).
Responsible for documentation of and distribution of all design changes, field modifications, and records retention.
Processes all project change orders, manages RFIs and submittals, and reviews subcontractor invoice billing and timesheets for accuracy.
Other duties as assigned by Manager or Supervisor.

Bachelor's degree in facility management, construction management, engineering, or related technical field, or demonstrated equivalent combination of education and experience - 8 years of experience in construction or industrial facilities maintenance will be considered demonstrated equivalent in experience with no college education.
In addition to education/equivalent, two years of planning experience in the field of construction or facility maintenance, including experience overseeing subcontractors.
Proficiency in a CMMS, such as Maximo, SAP, or EAMS
Qualified applicants who are offered a position must pass a pre-employment substance abuse test.
This position may require a valid Driver’s License.
This position does not include sponsorship for United States work authorization.
This position will require the ability to obtain a security access badge at our client’s location.
This position may require various shifts, weekend work, and alternative work schedules.
Some tasks will require repetitive wrist movement.
Requires ability to read and understand information contained in a variety of documents or displayed on a computer screen.
Requires ability to use a variety of office equipment and to operate a computer keyboard to access databases, to send/receive messages and to prepare documents.
Requires ability to attend meetings throughout the site and potentially travel to other AECOM, customer and/or vendor locations in the area, as well as some air travel to more distant locations.
Requires the ability to communicate with others on the telephone and in one-on-one or group discussions, meetings and presentations.
Demonstrated fluency in computer use including the full Microsoft product line.
Requires some moving of light to medium weight materials into desks, filing cabinets and other storage locations.
Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.
- Cope with demands (stressors) that are associated with the job and/or the work environment so that acceptable levels of performance and overall contribution are maintained.
Demonstrated experience in leading successful project teams.
Experience developing detailed cost estimates and schedules for project work.
Excellent time management, resource management, and planning skills.
Working knowledge of State and Federal environmental (EPA) and safety (OSHA) regulations.
Experience in planning and execution of facilities related projects.
Experience with HVAC/R systems, steam and condensate systems, building piping systems, plumbing, air compressors, pumps, fans and related industrial systems and equipment.
Knowledge of AutoCAD and MS Word, Excel, PowerPoint, Project.
Ability to prepare facility estimates and site proposals for management review as to cost and feasibility.
Ability to read blueprints, structural drawings, and plan sets.
- Must be willing to work overtime when required.
